Should I have a survey or condition report?

Almost certainly the answer is yes, virtually all property has faults, even new buildings can have problems.
A purchase made on the basis everything appears in order can be an expensive assumption in the fullness of time. If defects are discovered early, the potential cost can be used to renegotiate or warn clients  against an unsuitable property.

Is a Bank or Lender Valuation sufficient?

Many buyers believe a valuation for mortgage purposes is a survey it is not. Comments are limited to those considered necessary to protect the lenders interest. An independent condition report or survey will provide a more comprehensive report on which to make a purchase decision.

How much will it cost?

This depends on age, type and the value of the property. We are happy to provide a verbal quote

How long before the report is provided?

Our reports are typically provided in PDF format by email within 24 to 48 hours of inspection.
