Valuation Report:
An appraisal of Market Value accounting for the general condition of the property.

This is a short, limited report of approximately 5-7 pages and is typically suitable/provided for Matrimonial, Probate, Tax purposes and in connection with sale or purchase.

Vendors Surveys:
A pre-sale inspection/report can be provided before sale/prior to the property being marketed. A concise report similar to the Homebuyer Report commenting upon "what to expect" from your purchasers surveyor. Allowing the seller to be realistic regarding the asking price having accounted for the true condition.

Homebuyer Survey & Valuation:
This is a concise RICS report upon the state of repair and condition of the property you are proposing to purchase.

It may not be suitable for some older , larger properties or properties of an unusual construction and is intended for properties that on initial viewing appear in "good" order.

The Surveyors main objective in providing this service is to assist the prospective homebuyer to:
  • Make a reasoned and informed judgment on whether or not to proceed with the purchase
  • Assess whether or not the property is a reasonable purchase at the agreed price
  • Be clear what decisions and actions should be taken before contracts are exchanged
Building Survey:
The most detailed report provided.

All safely accessible parts of the property will be inspected, the report will provide detailed comment regarding the condition and state of repair.

This report is suitable for all property types and includes a schedule of photographs.

Expert Witness Reports:
We act typically for individuals, the court service, solictors & consumer groups in providing specific reports where a dispute has arisen or where a report is required to provide a valuation.

Acquisition & Disposal:
(Sale & Purchase of land & buildings)

As Chartered Surveyors we act on behalf of clients with regard to the Disposal or Acquisition of Sites and Buildings particularly with the potential for alternative development.

The property may have an alternative/improved Planning Consent or require such a consent to enhance value.

We can work with our clients to obtain appropriate consents to improve site value and have a list of existing individuals and companies who are keen to purchase development property.

We specialise in low key marketing, with typical sites ranging from infill/garden land accommodating a small number of units to more substantial sites comprising a number of acres for larger scale development.

We work closely with our clients to maximise the potential site value, whilst providing a cost effective, personal and discreet service.

We find that people have many questions, some of them quite common. Here are some frequently asked questions and our advice

SHOULD I HAVE A SURVEY?

Almost certainly the answer is YES.

For most people the purchase of a home is the largest transaction they will make, involving many thousands of pounds.

Virtually all properties possess faults, even new properties can have problems which only an experienced eye can detect. Yet many appear unwilling to have their own qualified and experienced chartered surveyor inspect their new home before finalising the purchase.

Even the discovery of minor defects can be a costly addition to the purchase price and repay the survey cost.

To purchase on the basis that everything appears in order, can prove an expensive assumption.

Alternatively, if defects are discovered early, the potential cost can be used to renegotiate the price if desired or it may warn clients against an unsuitable property (potentially saving considerable expense, stress and inconvenience).

IS A BANK/BUILDING SOCIETY VALUATION REPORT SUFFICIENT?

Many buyers believe a valuation for mortgage purposes will confirm the soundness of the property they are purchasing. However this type of valuation report is merely to confirm to the lender that the property is adequate security for the loan.

Comments regarding the property are limited to those considered necessary to protect the lenders interest.

Alternatively a Building Survey or RICS Homebuyer Survey and Valuation provides a more comprehensive report, covering construction and condition on an item by item basis, externally and internally. It not only covers current expenditure but also potential future areas of cost.

HOW MUCH WILL IT COST?

This depends on the age, size and type of property, but is probably less than you think. In most cases we are happy to provide a free quote over the telephone.

Many clients find the cost involved to be far less than the potential saving resulting from taking advice.
